On the ground floor, you'll find an independent entrance leading to a spacious living area featuring a comfortable double sofa bed and an en-suite bathroom with a walk-in shower. The double bedroom, designed in a contemporary style, provides all the comforts you desire.
As you ascend the external staircase to the first floor, you will reach the villa's main entrance.
Stepping inside, there is a dedicated laundry area, a comfortable and expansive living space seamlessly connected to a fully-equipped kitchen with direct access to the garden and the pool. The first floor boasts two comfortable and spacious double bedrooms, offering splendid panoramic views, two charming and essential French bedded rooms, as well as two custom-made ceramic-tiled bathrooms with showers that accentuate the villa’s distinctive style.
Through the internal staircase to the second floor, you'll discover a magnificent suite featuring a luxurious double bed with private access to a terrace furnished with sophisticated lounging furniture where to unwind and marvel at the stunning sunsets. A small-to-medium-sized car is recommended due to the narrow road leading to the property.
TOURIST TAX
Tourist tax of €2.00 per adult per night is applicable for up to 5 nights. The tax should be paid in cash by the guest at arrival.

As part of the standard check-in procedure, all guests are kindly requested to present a valid form of identification, such as a government-issued ID or passport, upon arrival. This requirement ensures compliance with our security and verification protocols, and helps facilitate a seamless and secure check-in process.
INSURANCE?POLICY
We strongly recommend that you, and all members of your party, purchase travel insurance which includes coverage against trip cancellation due to illness or death.?Appropriate coverage should be purchased at the time of the booking.?Please note that in the unfortunate event of a cancellation due to any events, occurrences or causes, including health reasons, cancellation terms will irrevocably apply.?
VISITORS & GATHERINGS
You agree to the terms and conditions of purchase imposed by Feeling Italy. Each property has a maximum number of guests allowed. You understand and accept that the number of people must not exceed the number of sleeping places stated on the property description. Should the house manager discover more people onsite than the maximum number allowed, as per property description, the extra people may be requested to vacate the house.??
LIMITATIONS
Should you intend to use one of our villas or apartments for any type of commercial use, such as photo shootings or filming, please immediately inform Feeling Italy of this at the time of booking.?Such use will only be allowed with our written consent.?You are not allowed to organize any private parties, weddings, wedding receptions or large gatherings on our properties without our written permission, unless clearly specified in the description. Furthermore, services provided by external suppliers, such as private chefs, catering, among others, are not permitted in Feeling Italy properties. In such cases, you will be asked to pay an extra fee for your event or service. No camping is permitted on any property grounds.
ARRIVAL AND DEPARTURE
Standard check-in time is between 3 pm and 10 pm.?
It is your responsibility to check the permitted arrival time in the description of the property of your choice, as it may be different from the standard time indicated above, depending on the property.? In case of flight delays, or any unforeseeable inconvenience while traveling, please contact our office or the property contact. Late arrivals are managed for an extra fee.?
Check out time is 10 am.?
Early check-in and late arrivals are subject to availability and subject to an extra fee. You must request these services in advance.?
SECURITY DEPOSIT?
You will be asked to provide a security deposit against any damage, either upon arrival or at the time of booking.?We request this deposit in order to cover the cost of any damage or breaking during your stay at the property.?
On completion of your time on our property, this amount, minus any applicable claims, will be returned to you either on the date of your departure, or within 7 days after departure at the latest, if you paid your deposit at the time of booking.?
PETS?
Pets are generally not allowed on Feeling Italy properties.?
If you are planning to travel with your Service Dog, please contact us to confirm whether a property accepts Service Dogs before making a booking.??
COMPLAINTS?
We regularly visit and check each property, in order to welcome you with the highest possible standards.?Breakdowns beyond the control of Feeling Italy, such as cuts in the electricity, water or gas supply, and/or internet connection may occur, and these are the responsibility of the company’s service providers.?Should this occur during your stay at one of our properties, we will do our best to solve the problem at earliest convenience.?
If you have any issues during your stay, please do not hesitate to contact either the house-manager or our office immediately.?Any complaints lodged at the end or after the stay on our property will not be taken into consideration.?If you leave the property without informing us, you will lose all rights to claim any possible refund, or rebate.?
CLEANING?
Feeling Italy will clean the property throughout at the beginning of your rental period. You are expected to leave the property in good conditions at the end of your rental period.?
GUEST’S OBLIGATIONS
The person signing the contract is responsible for the correct and decent behavior of his party. Should the client and his party exhibit unacceptable behavior, the key holder may ask the client and his party to vacate the house.?
Any wood ovens available on our properties can solely be used by the professional pizza chefs provided to you by Feeling Italy.?Please contact Feeling Italy to enquire about the cost and availability of this service on the property of your choice.?Wood oven use for self-catering or use by external pizza chefs is not allowed, under any circumstance.?
HEATING?COSTS?
Heating costs are not always?included in the price of your booking.?You are kindly asked to verify this on the description of the property of your choice. If not included in the booking cost, heating fees must be paid directly and immediately to the house-manager, before departure. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries.?If you are booking a property during low season, make sure you ask for an estimate of heating costs before making your booking.?Please also note that, according to the Italian law, heating can only be turned on from November 1st to April 15th.?
?ITALIAN TOURIST TAXES?
Some of the Municipalities where Feeling Italy villas are located apply a local tourist tax.?The amount of this tourist tax is calculated according to the number of nights of your reservation. It varies depending on location, and must be paid directly by guests before arrival, or on arrival.?
GOVERNING LAW
These Reservation Terms and Conditions are governed by the Italian law and the court of Torre Annunziata shall have exclusive jurisdiction in relation to any disputes in relation to these Reservation Terms and Conditions.?On signing the booking form, you totally and unconditionally accept all of our booking conditions.?
